Choosing a Real Estate Agent

With so many real estate agents to choose from, it might feel overwhelming deciding what agent you want to help you sell your property. Before you put your home on the market, you need to know what you're looking for in a prospective agent. Here are the questions you should be asking when choosing a real estate agent for selling your home.

  1. What kind of real estate experience do you have?
When asking an agent about their experience selling homes, don't focus only on the number of years they've worked as an agent. This isn't always indicative of an experienced, well-informed agent. An individual may have worked as an agent part-time for numerous years, but only have experience dealing with a limited number of real estate scenarios.

Instead, look for an agent who has handled an assortment of properties and scenarios. Should something go awry when you're selling your home, this will ensure your agent has the knowledge to handle the situation effectively. You also want an agent experienced with selling properties similar to your home in terms of location, price, and features.

  2. How will you market my home?
You want your agent to have a plan for marketing your home, and it should be a plan that you're comfortable with. Will the agent stick with traditional real estate marketing techniques, like open houses and listing your home in the local paper? Or, will they use more contemporary techniques, like sharing your home via social media and offering potential incentives to individuals who share your home with their friends and family? Ideally, the agent's marketing plan should give your home some internet presence (one that satisfies your comfort level regarding privacy about your private affairs).

Winter Home ImprovementAre you looking for some activities to get you through the long winter months? Winter is the perfect time to spruce up your home with improvements that add efficiency and value. Get started with this to-do list, including features most sought-after in Brighton homes for sale.

  1. Prep the Yard
A well-maintained yard draws more attention from buyers, but healthy greenery doesn't just magically appear in the spring. Put down a layer of fertilizer on grass, trees, and shrubs to keep them nourished during the winter until warm temperatures return.

  2. Retrofit Fireplace Doors
A crackling fire looks beautiful, but an open fireplace is a heat drain. Folding glass doors keep heat from escaping up the chimney when the fireplace is not in use while adding a clean, contemporary look.

  3. Add "Smart" Technology
High-tech innovations make it easier than ever to manage your home cost-effectively. Programmable thermostats can cut energy costs by approximately $180 a year per Energy Star, while smart water meters help conserve water usage and detect problems.

Staging Tips During the Holidays

Selling your home during the holidays presents the opportunity to add a splash of festivity to your home staging. But there are some popular decorations you may want to leave in storage until next year. Decorations that complement the existing look of your home can be a great way to make your home feel warm, cozy, and inviting to buyers. Our REALTORS® know what it takes to stage a home during any season, and we've got some tips to help you stage your home for sale during the holidays.

  1. Less Is More
Whether you normally go all-out with holiday decorating or opt for simple decorations, less is more when staging your home for sale during the holidays. Large lawn decorations and extensive outdoor lighting may be fun, but they're not the best choice when competing with other Brighton homes for sale. Instead, opt for simple outdoor lighting that highlights the best features of the home, and small, tasteful touches indoors.

Painting to Sell Your HomeAre you looking forward to listing your home in the spring? Take advantage of the time off during the holidays and enhance your home before you sell. Our real estate agents believe snowy weather is the best time to tackle painting projects. Did you know that something as simple as painting can increase the value of Brighton homes for sale? Here are four ways painting can help:

  1. Exterior paint can boost your curb appeal and increase the price of your home.
  2. Neutral colors throughout the home like white, beige, tan, and brown are the most popular colors for prospective buyers.
  3. Similarly, contrasting and complementary colors used in moderation can transform its appearance.
  4. Painting, whether indoor or outdoor, is a low-cost improvement that yields high-impact results, a perfect enhancement for sellers on a tight budget.

Here are a few painting projects you can complete to improve the look and value of your home.

  • Freshen Up the Space With Fresh Paint
At a minimum, you should consider putting a fresh coat of paint throughout the rooms your home. Even if you choose not to change the color, a fresh coat will breathe new life into the space. This will touch-up and conceal any nicks, scratches, or blemishes and make the entire room feel cleaner.

First Right of Refusal - Griffith Realty

Buying and selling real estate often involves walking a tightrope of good timing. Can you sell your current home in time to avoid double mortgage payments? Will you have enough money for a down payment when your landlord is ready to sell?

Contingent offers and first right of refusal are tools designed to help level the playing field, but they have different implications. Our real estate agents demystify contingent offers and how they can affect your negotiations on Brighton homes for sale.

What Is a Contingent Offer?

"Contingent" refers to a condition fulfilled only upon the occurrence of another condition. In real estate, contingent offers attach a specific condition or conditions required before the sale is finalized. Typical contingencies include passing inspection, loan approval, and sale of the buyer's home. These often involve first right of refusal.
