While selection was up, homes still spent fewer days on the market before sale in December 2025 than they did one year ago. Homes spent an average of 39 days on the market before sale in December 2025, compared to 40 days in December 2024, marking a decrease in days on market of 2.5 percent.

For the full year, homes spent an average of 35 days on the market before sale in 2025. That number was consistent with the data for all of 2024, when homes also averaged 35 days on the market before sale.

Median Sales Price & Percent of List Price Received

Both the median sales price and the percent of list price received were on the rise in December 2025. The median sales price increased by 4.2 percent, from $390,000 in December 2024 to $406,250 in December 2025. Percent of list price received was up 0.4 percent, from 98.7 percent in December 2024 to 99.1 percent in December 2025.

For the full year comparison, the median sales price was up 3.2 percent, from $402,000 in 2024 to $415,000 in 2025. The percent of list price received was down 0.2 percent, from 100 percent in 2024 to 99.8 percent in 2025.

Number of Units Sold

The number of units sold remained quite consistent, for both the full year and the December data. There were 157 closed sales in December 2025 compared to 155 closed sales in December 2024, an increase of 1.3 percent. For the full year, there were 2,021 units sold during 2025 compared to 1,988 units sold in 2024, an increase of 1.7 percent.

Inventory & Months of Supply

Inventory and months of supply were both down slightly in the latest data. The inventory of homes for sale was down 4.6 percent, from 281 homes for sale in December 2024 to 268 homes for sale in December 2025. While the number of new listings was down, the average number of days homes spent on the market before sale remained quite consistent. Homes spent an average of 35 days on the market before sale in November 2025, compared to 34 days on the market before sale in November 2024, an increase of 2.9 percent.

For the year-to-date data, the numbers flip slightly in the other direction. Homes have spent an average of 34 days on the market before sale through November 2025, compared to 35 days through November 2024, good for a decrease of 2.9 percent in days spent on the market compared to one year ago.

Both the median sales price and the percent of list price received also largely remained consistent this month. Median sales price was down 1.5 percent, from $396,000 in November 2024 to $390,000 in November 2025. Year to date, the median sales price was up 2.5 percent, from $405,000 through November 2024 to $415,000 through November 2025.

The percent of list price received was down 0.4 percent this month, from 99.6 percent in November 2024 to 99.2 percent in November 2025. Year to date, the percent of list price received was down 0.3 percent, from 100.2 percent through November 2024 to 99.9 percent through November 2025.

With fewer new listings, the number of units sold was also lower this year compared to one year ago. The average number of days that properties spent on the market before sale saw a substantial drop in July 2025, compared to last year. Homes spent an average of 25 days on the market before sale in July 2025, compared to 41 days on the market before sale in July 2024. So homes spent an average of 39.0 percent fewer days on the market before sale in July 2025, compared to July 2024. Year-to-date, homes spent an average of 34 days on the market before sale through July 2025 compared to 36 days on the market before sale in July 2024, a decrease of 5.6 percent.

Median Sales Price & Percent of List Price Received

The median sales price was up, both for July and year-to-date. The median sales price increased 7.5 percent, from $425,000 in July 2024 to $457,000 in July 2025. Year-to-date, the median sales price was up 4.5 percent, from $402,000 through July 2024 to $420,000 through July 2025. The percent of list price received was down slightly in July, decreasing 0.1 percent from 100.8 percent in July 2024 to 100.7 percent in July 2025. Year-to-date, the percent of list price received is down 0.2 percent, from 100.6 percent through July 2024 to 100.4 percent through July 2025.

Number of Units Sold

The number of units sold has also been on the rise, a trend that's continued throughout the year. Closed sales were up 14.4 percent, from 195 in July 2024 to 223 in July 2025. Year-to-date, closed sales are up 4.6 percent, from 1,092 through July 2024 to 1,142 through July 2025.

Inventory & Months of Supply

Inventory and months of supply were both trending upward in July. The inventory of homes for sale was up 11.7 percent, from 377 in July 2024 to 421 in July 2025. Months of supply were up 4.2 percent, from 2.4 months of supply in July 2024 to 2.5 months of supply in July 2025.

  The average number of days that homes spent on the market before sale was up slightly this month, from 22 days on the market before sale in June 2024 to 25 days on the market before sale in June 2025, an increase of 13.6 percent. The year-to-date data shows a similar increase of 3 days, from 34 days on the market through June 2024 to 37 days on the market through June 2025. That's an increase of 8.8 percent in the year-to-date data.

• Median Sales Price & Percent of List Price Received
  The median sales price and percent of list price received both looked very similar to where they stood one year ago. The median sales price was $425,250 in June 2024 and $427,250 in June 2025, representing a 0.5% increase. Percent of list price received was down 0.9 percent, from 101.9 percent in June 2024 to 101 percent in June 2025.
  
  Year-to-date, the median sales price in Livingston County is up 4.2 percent, from $398,200 through June 2024 to $415,000 through June 2025. Percent of list price received is down 0.3 percent, from 100.6 percent through June 2024 to 100.3 percent through June 2025.

• Number of Units Sold
  The number of closed residential sales in Livingston County was also on the rise this month, from 201 homes sold in June 2024 to 202 homes sold in June 2025, an increase of 0.5 percent. Year-to-date, closed sales are up 1.6 percent, from 967 sales through June 2024 to 1,006 sales through June 2025.

• Inventory & Months of Supply
  With an increase in new listings, the inventory of homes for sale also rose substantially. Inventory of homes for sale was up 14.6 percent, from 342 homes in June 2024 to 392 homes in June 2025. There were 305 new residential listings in Livingston County during May 2025, compared to 287 new residential listings in May 2024. That's a 6.3 percent increase in new listings, compared to one year ago. Year-to-date, new listings are down slightly from 1,029 new listings through May 2024 to 1,022 new listings through May 2025, a year-to-date decrease in new listings of 0.7 percent.

  With an increased selection of homes available, homes are also spending more average days on the market before sale than one year ago. Homes spent an average of 33 days on the market before sale in May 2025, compared to 23 days in May 2024. That marks an increase of 43.5 percent, compared to one year ago. Year-to-date, homes have spent an average of 40 days on the market before sale through May 2025, compared to 38 days through May 2024, an increase of 5.3 percent in days spent on the market before sale.

• Median Sales Price & Percent of List Price Received
  Both the median sales price and percent of list price received trended in positive directions this May. Median sales price was up 11.6 percent, from $395,000 in May 2024 to $440,800 in May 2025. Year-to-date, the median sales price was up 5.6 percent, from $390,000 through May 2024 to $412,000 through May 2025.
  
  The percent of list price received was up 0.3 percent, from 100.9 percent in May 2024 to 101.2 percent in May 2025. The year-to-date data on percent of list price received is down very slightly, from 100.2 percent through May 2024 to 100.1 percent through May 2025.

• Number of Units Sold
  Closed sales were down slightly in May, but are still trending ahead of last year when looking at data for the full year. There were 168 closed sales in May 2025 compared to 195 closed sales in May 2024, a decrease of 13.8 percent. New listings were also down slightly in the year-to-date data, decreasing by 3.8 percent from 742 new listings through April 2024 to 714 new listings through April 2025.

• Average Days on Market Before Sale
  The average number of days that homes spent on the market before sale was up in the most recent data, from 24 days on the market in April 2024 to 34 days on the market in April 2025. That marks an increase of 41.7 percent in days on the market before sale, compared to last year. Year-to-date, the data looks much the same as last year. Homes spent an average of 44 days on the market before sale through April 2024, compared to 43 days through April 2025, a decrease in days on the market before sale of 2.3 percent.

• Median Sales Price & Percent of List Price Received
  The median sales price nearly held steady year-over-year, decreasing by 0.5 percent from $417,000 in April 2024 to $415,000 in April 2025. The same largely held true for percent of list price received. Homes received an average of 100.6 percent of list price in April 2025 compared to 100.7 percent of list price in April 2024, a decrease of 0.1 percent.
  
  Year-to-date, the median sales price is up 6.5 percent, increasing from $385,000 through April 2024 to $410,000 through April 2025. The percent of list price received is down 0.2 percent in the year-to-date data, from 100 percent through April 2024 to 99.8 percent through April 2025.

• Number of Units Sold
  Overall, closed sales were down in April 2025 compared to last year. Closed sales decreased by 16.0 percent, from 169 sales in April 2024 to 142 sales in April 2025. However, closed sales are still up in the year-to-date data. Closed sales increased by 4.2 percent year-to-date, from 501 sales through April 2024 to 522 sales through April 2025.

• Inventory & Months of Supply
  Both inventory and months of supply were down slightly in the most recent data. Inventory decreased by 7.4 percent, from 298 homes for sale in April 2024 to 276 homes for sale in April 2025. Months of supply decreased by 10.5 percent, from 1.9 months in April 2024 to 1.7 months in April 2025.

  Overall, homes have spent fewer days on the market before sale in 2025, a trend that continued in March. Homes spent an average of 37 days on the market before sale in March 2025, a 2.6 percent decrease compared to March 2024, when homes spent an average of 38 days on the market before sale. Year-to-date, homes have spent an average of 46 days on the market before sale through March 2025, compared to 55 days through March 2024, a decrease of 16.4 percent from 2024 to 2025.

• Median Sales Price & Percent of List Price Received
  Another trend that's continued through the first few months of 2025 is an increase in median sales price. The median sales price for Livingston County homes was $419,500 in March 2025, an increase of 11 percent compared to March 2024, when the median sales price was $478,000. The median sales price is also up 8.4 percent year-to-date, increasing from $375,000 through March 2024 to $406,470 through March 2025.

• Number of Units Sold
  The number of closed sales increased in March 2025, as well. There were 140 units sold in March 2025, which marks a 10.2 percent increase compared to March 2024 when there were 127 units sold. Year-to-date, there were 375 units sold through March 2025 compared to 332 units sold through March 2024, an increase of 13 percent in units sold.

• Inventory & Months of Supply
  With fewer new listings and more closed sales, inventory was also lower in March 2025. There were 225 homes for sale in Livingston County in March 2025, compared to 254 homes for sale in March 2024, a decrease of 11.4 percent. Months of supply were down 18.8 percent, decreasing from 1.6 months of supply in March 2024 to 1.3 months of supply in March 2025.
