Choosing a Real Estate Agent

With so many real estate agents to choose from, it might feel overwhelming deciding what agent you want to help you sell your property. Before you put your home on the market, you need to know what you're looking for in a prospective agent. Here are the questions you should be asking when choosing a real estate agent for selling your home.

  1. What kind of real estate experience do you have?
    When asking an agent about their experience selling homes, don't focus only on the number of years they've worked as an agent. This isn't always indicative of an experienced, well-informed agent. An individual may have worked as an agent part-time for numerous years, but only have experience dealing with a limited number of real estate scenarios.

    Instead, look for an agent who has handled an assortment of properties and scenarios. Should something go awry when you're selling your home, this will ensure your agent has the knowledge to handle the situation effectively. You also want an agent experienced with selling properties similar to your home in terms of location, price, and features.

  2. How will you market my home?
    You want your agent to have a plan for marketing your home, and it should be a plan that you're comfortable with. Will the agent stick with traditional real estate marketing techniques, like open houses and listing your home in the local paper? Or, will they use more contemporary techniques, like sharing your home via social media and offering potential incentives to individuals who share your home with their friends and family? Ideally, the agent's marketing plan should give your home some internet presence (one that satisfies your comfort level regarding privacy about your private affairs).

  3. What information will you use to decide on a listing price for my home?
    It's common for home sellers to disagree with their real estate agent's suggestion for the listing price for their home. Make sure that you're satisfied with the data that the agent uses to price your home. If you don't feel like the agent is well-researched, you're likely to be uncomfortable with their pricing suggestions.

  4. Can you provide references from clients you've worked with in the past?
    An agent should be willing to provide references for clients that they've worked with in the past. Look for an agent with multiple references and contact these references. Ask these references about the agent's communication style and their ability to handle unexpected issues. Chances are, you might know someone who has used an agent to sell their home recently. Ask them about their experience as well and if they'd recommend the agent they had used.
