August 2026 Market Activity in Livingston County | Griffith Realty

August 2026 Market Activity in Livingston County

New Listings

If you were hoping for a strong selection when shopping for homes in August, the latest new-listing data brings good news. New listings rose significantly in the most recent data, increasing from 289 in July 2025 to 350 in July 2026. That's a 21.1 percent increase in new listings from last year to this year.

New listings are up for the year overall, as well. Year-to-date, there have been 1,732 new listings through July 2026 compared to 1,632 new listings through July 2025, an increase of 6.1 percent compared to last year.

Average Days on Market Before Sale

While inventory was up, homes still spent fewer days on the market before sale than this time last year. Homes spent an average of 22 days on the market before sale in July 2026, compared to an average of 25 days on the market before sale in July 2025. That marks a 12.0 percent decrease in average days on the market before sale compared to last year.

Year-to-date, homes have spent an average of 29 days on the market before sale through July 2026, compared to 35 days through July 2025, a decrease of 17.1 percent from last year.

Median Sales Price & Percent of List Price Received

The median sales price for residential properties in Livingston County fell 6.2 percent in the most recent data, from $456,000 in July 2025 to $427,650 in July 2026. The percent of list price received fell 0.5 percent, from 100.7 percent in July 2025 to 100.2 percent in July 2026.

Year-to-date, the median sales price is up 2.4 percent, from $420,000 through July 2025 to $430,000 through July 2026. Percent of list price received has held steady in the latest year-to-date data, at 100.4 percent through July 2025 and July 2026.

Number of Units Sold

The number of closed sales in Livingston County was up in the most recent data, from 232 units sold in July 2025 to 237 units sold in July 2026. That's a 2.2 percent increase in units sold compared to last year.

Year-to-date, units sold in Livingston County have decreased slightly, from 1,158 through July 2025 to 1,148 through July 2026. That's a 0.9 percent decrease compared to last year.

Inventory & Months of Supply

Inventory of homes for sale rose slightly in the latest data, increasing from 417 units in July 2025 to 431 units in July 2026. That's a 3.4 percent increase in inventory compared to this time last year. Months of supply remained unchanged at 2.5 months in July 2025 and July 2026.
