July 2026 Market Activity in Livingston County | Griffith Realty

Shopping for Brighton homes for sale or Howell homes for sale before the end of summer? As summer winds down and back-to-school draws nearer, there are often great deals to be found on homes that didn't sell in the busy period of spring and early summer. Our real estate agents have the latest real estate data for you in our look at Livingston County market activity for July 2026.

July 2026 Market Activity in Livingston County

New Listings

First up are new listings, which showed a slight decline in the most recent data. There were 302 new listings in Livingston County in June 2026, compared to 322 new listings in June 2025. That marks a 6.2 percent decrease in new listings, compared to one year ago.

However, new listings are still up for the year overall. Year-to-date, there have been 1,382 new listings through June 2026, compared to 1,343 new listings through June 2025, a year-over-year increase of 2.9 percent in the number of new listings.

Average Days on Market Before Sale

Sellers will be happy to know that the average number of days that homes spent on the market before sale saw a substantial drop in June 2026. Homes spent an average of 19 days on the market before sale in June 2026, compared to 27 days on the market before sale in June 2025 – a decrease of 29.6 percent from one year ago.

Homes are also selling more quickly on average in 2026 overall. Homes have spent an average of 31 days on the market before sale through June 2026, compared to 37 days through June 2025. That's a decrease of 16.2 percent in the year-to-date data.

Median Sales Price & Percent of List Price Received

The median sales price has been on the rise in 2026, and that trend continued in June with a 5.0 percent increase in median sales price compared to one year ago. The median sales price was $428,500 in June 2025, compared to $450,000 in June 2026.

Year-to-date, the median sales price was $415,000 through June 2025, compared to $429,900 through June 2026. That's an increase of 3.6 percent in the year-to-date data.

Number of Units Sold

The number of units sold was also on the rise in June, with 243 closed sales in June 2026 compared to 211 closed sales in June 2025. That's a 15.2 percent increase in closed sales, from June 2025 to June 2026.

Year-to-date, the number of closed sales is down slightly, from 926 closed sales through June 2025 to 902 closed sales through June 2026. That's a decrease of 2.6 percent when comparing the year-to-date data.

Inventory & Months of Supply

Both inventory and months of supply were up in the most recent data. The inventory of homes for sale was up 4.5 percent, from 377 units in June 2025 to 394 units in June 2026. Months of supply were also up 4.5 percent, from 2.2 months in June 2025 to 2.3 months in June 2026.
