Numbers were trending upward across the board in May 2026, starting with new listings. There were 344 new listings in May 2026, an increase of 13.2 percent over the previous year, when there were 304 new listings in May 2025.
Year-to-date, new listings are up 5.7 percent through May 2026. There were 1,079 new listings through May 2026, compared to 1,021 new listings through May 2026.
The average number of days on the market before sale decreased substantially in May 2026, a sign of an active market. Homes spent an average of 24 days on the market before sale in May 2026, compared with 32 days in May 2025. That's a decrease of 25.0 percent, from May 2025 to May 2026.
Year-to-date, days on the market before sale are down 12.2 percent. Homes spent an average of 36 days on the market before sale through May 2026, compared with 41 days through May 2025.
The median sales price in Livingston County was down slightly in May 2026, decreasing by 0.8 percent. The May 2026 median sales price was $426,700, compared to a median sales price of $430,000 in May 2025. Year-to-date, the median sales price is up 3.1 percent, from $410,200 through May 2025 to $423,000 through May 2026.
The number of closed sales in Livingston County was up 2.8 percent, from 177 units in May 2025 to 182 in May 2026. While May 2026 saw a positive increase, the number of units sold is still down for 2026 overall. Year-to-date, the number of units sold is down 8.4 percent, from 715 through May 2025 to 655 through May 2026.
The inventory of homes for sale in Livingston County was up 8.9 percent, from 360 units in May 2025 to 392 units in May 2026. Months of supply were up 9.1 percent, from 2.2 months in May 2025 to 2.4 months in May 2026.
