New listings were down slightly in February 2026, compared to one year ago. There were 129 new listings in Livingston County in February 2026, a decrease of 6.5 percent from February 2025, when there were 138 new listings. Year-to-date, new listings have been down 12.3 percent, from 293 new listings through February 2025 to 257 new listings through February 2026.
Overall, homes have spent fewer average days on the market before sale in 2026 than they did last year. For February 2026, homes spent an average of 40 days on the market before sale, a decrease of 16.7 percent from February 2025, when homes spent an average of 48 days on the market before sale.
Year-to-date, homes have spent an average of 45 days on the market before sale through February 2026, a 15.1 percent decrease from February 2025, when homes spent an average of 53 days on the market before sale.
While much of the data has changed compared to last year, the median sales price has remained remarkably similar. The median sales price checked in at $400,000 for both February 2025 and 2026, with no change. It was also at $400,000 for the year-to-date data through February for both years.
Percent of list price received was up by 0.1 percent, from 99.5 percent in February 2025 to 99.6 percent in February 2026. Year-to-date, percent of list price received was down 0.2 percent, from 99.2 percent through February 2025 to 99.0 percent through February 2026.
The number of units sold was down 29.8 percent, from 131 closed sales in February 2025 to 92 closed sales in February 2026. Year-to-date, the number of units sold was down 19.8 percent, from 237 units sold through February 2025 to 190 units sold through February 2026.
Inventory was up slightly in February, increasing by 3.4 percent from 238 units available in February 2025 to 246 units available in February 2026. Months of supply in Livingston County were up by 7.1 percent, from 1.4 months in February 2025 to 1.5 months in February 2026.
