Winter is winding down, which means that the busiest time of the year for real estate is just around the corner. Overall, there was less market activity in January 2026 than there was one year ago. That starts with the number of new listings, which were down from 155 new listings in January 2025 to 128 new listings in January 2026. That marks a decrease of 17.4 percent in new listings in January 2026, compared to one year ago.
Please note that since this data is for January, the monthly and year-to-date data would be identical. The year-to-date data will return in next month's report, when there will be more than one month of data to include.
With fewer homes on the market, the homes that were listed spent fewer days on the market before sale than they did one year ago, on average. Homes spent an average of 50 days on the market before sale in January 2026, compared to 59 days in January 2025. By percentage, that means homes spent an average of 15.4 percent fewer days on the market before sale in January 2026, compared to one year ago.
The median sales price and percent of list price received were both down slightly in January 2026. The median sales price was down 1.7 percent, from $406,500 in January 2025 to $399,498 in January 2026. Percent of list price received was down 0.3 percent, from 98.9 percent in January 2025 to 98.6 percent in January 2026.
With fewer new listings, the number of closed sales was also down in January, compared to one year ago. There were 94 closed sales in January 2026, compared to 106 closed sales in January 2025. That marks a decrease of 11.3 percent in closed sales from last January to this one.
While most numbers were down slightly, inventory and months of supply both increased in January. The inventory of homes for sale was up 2.0 percent, from 256 homes for sale in January 2025 to 261 homes for sale in January 2026. Months of supply were up 6.7 percent, from 1.5 months in January 2025 to 1.6 months in January 2026.
