If you're searching for a new home and hoping for more selection, then the latest data brings good news. New listings were up 8.3 percent in the most recent data, increasing from 96 new listings in December 2024 to 104 new listings in December 2025.
Since the latest data is for December, the year-to-date data now represents the full year of 2025. New listings were down 1.6 percent for the full year, from 2,645 new listings in 2024 to 2,602 new listings in 2025.
While selection was up, homes still spent fewer days on the market before sale in December 2025 than they did one year ago. Homes spent an average of 39 days on the market before sale in December 2025, compared to 40 days in December 2024, marking a decrease in days on market of 2.5 percent.
For the full year, homes spent an average of 35 days on the market before sale in 2025. That number was consistent with the data for all of 2024, when homes also averaged 35 days on the market before sale.
Both the median sales price and the percent of list price received were on the rise in December 2025. The median sales price increased by 4.2 percent, from $390,000 in December 2024 to $406,250 in December 2025. Percent of list price received was up 0.4 percent, from 98.7 percent in December 2024 to 99.1 percent in December 2025.
For the full year comparison, the median sales price was up 3.2 percent, from $402,000 in 2024 to $415,000 in 2025. The percent of list price received was down 0.2 percent, from 100 percent in 2024 to 99.8 percent in 2025.
The number of units sold remained quite consistent, for both the full year and the December data. There were 157 closed sales in December 2025 compared to 155 closed sales in December 2024, an increase of 1.3 percent. For the full year, there were 2,021 units sold during 2025 compared to 1,988 units sold in 2024, an increase of 1.7 percent.
Inventory and months of supply were both down slightly in the latest data. The inventory of homes for sale was down 4.6 percent, from 281 homes for sale in December 2024 to 268 homes for sale in December 2025. Months of supply were down 5.9 percent, from 1.7 months in December 2024 to 1.6 months in December 2025.
