Livingston County December Market Activity 2025

New Listings

Overall market activity was down slightly in November 2025, starting with the number of new listings. There were 140 new residential listings in Livingston County in November 2025, compared to 183 new listings in November 2024. That's a 23.5 percent decrease in new listings, compared to one year ago.

Year to date, there have been 2,498 new residential listings in Livingston County through November 2025, compared to 2,549 new listings through November 2024. That's a slight decrease of 2.0 percent in new listings, when comparing year-to-date data.

Average Days on Market Before Sale

While the number of new listings was down, the average number of days homes spent on the market before sale remained quite consistent. Homes spent an average of 35 days on the market before sale in November 2025, compared to 34 days on the market before sale in November 2024, an increase of 2.9 percent.

For the year-to-date data, the numbers flip slightly in the other direction. Homes have spent an average of 34 days on the market before sale through November 2025, compared to 35 days through November 2024, good for a decrease of 2.9 percent in days spent on the market compared to one year ago.

Median Sales Price & Percent of List Price Received

Both the median sales price and the percent of list price received also largely remained consistent this month. Median sales price was down 1.5 percent, from $396,000 in November 2024 to $390,000 in November 2025. Year to date, the median sales price was up 2.5 percent, from $405,000 through November 2024 to $415,000 through November 2025.

The percent of list price received was down 0.4 percent this month, from 99.6 percent in November 2024 to 99.2 percent in November 2025. Year to date, the percent of list price received was down 0.3 percent, from 100.2 percent through November 2024 to 99.9 percent through November 2025.

Number of Units Sold

With fewer new listings, the number of units sold was also lower this year compared to one year ago. The number of closed sales was down 10.0 percent, from 150 units sold in November 2024 to 135 units sold in November 2025. The number of units sold is still up for 2025 overall, increasing 1.6 percent from 1,833 units sold through November 2024 to 1,862 units sold through November 2025.

Inventory & Months of Supply

Inventory and months of supply were both down slightly in November 2025. The inventory of homes for sale was down 4.0 percent, from 352 homes in November 2024 to 338 homes in November 2025. Months of supply were down 4.8 percent, from 2.1 months in November 2024 to 2.0 months in November 2025.
