With 247 new residential listings in Livingston County during October 2025, the number of residential listings was up slightly from October 2024 when there were 242 new residential listings. So the number of new listings was up 2.1 percent, compared to last year. The year-to-date data for new listings was exactly the same for 2024 and 2025. There were 2,356 new listings through October 2025, and the same number through October 2024.
Thinking of selling this winter? Then you'll be pleased to hear that the average number of days properties spent on the market before sale was down 12.2 percent in October 2025. Homes spent an average of 36 days on the market before sale in October 2025, compared to 41 days in October 2024. Year-to-date, homes spent an average of 34 days on the market before sale through October 2025, compared to 35 days through October 2024, a decrease of 2.9 percent compared to one year ago.
In October 2025, the median list price for homes in Livingston County was $412,450, which marks a decrease of 4.1 percent compared to October 2024, when the median list price was $429,950. However, the median list price is still up year-to-date, increasing by 3.0 percent from $405,000 through October 2024 to $417,000 through October 2025.
Percent of list price received was also down slightly, decreasing by 0.6 percent from 99.3 percent of list price received in October 2024 to 98.7 percent in October 2025. Year-to-date, the percent of list price received decreased by 0.2 percent, from 100.2 percent through October 2024 to 100.0 percent through October 2025.
The number of closed sales in Livingston County decreased by 17.1 percent this October, from 205 sales in October 2024 to 170 sales in October 2025. The number of units sold is still trending upward overall in year-to-date data, increasing by 2.3 percent from 1,679 closed sales through October 2024 to 1,717 closed sales through October 2025.
Inventory and months of supply both showed slight increases in October 2025, with the inventory of homes for sale increasing by 6.6 percent from 379 homes for sale in October 2024 to 404 homes for sale in October 2025. Months of supply increased by 4.3 percent, from 2.3 months in October 2024 to 2.4 months in October 2025.
