While many of the numbers we cover will show a difference, the number of new listings was exactly the same for July 2024 and 2025. There were 288 listings in July of both years, meaning that the number of new listings remained static. However, new listings are up for 2025 as a whole. There were 1,558 new listings through July 2024 compared to 1,631 new listings through July 2025, an increase in new listings of 4.7 percent, year-to-date.
The average number of days that properties spent on the market before sale saw a substantial drop in July 2025, compared to last year. Homes spent an average of 25 days on the market before sale in July 2025, compared to 41 days on the market before sale in July 2024. So homes spent an average of 39.0 percent fewer days on the market before sale in July 2025, compared to July 2024. Year-to-date, homes spent an average of 34 days on the market before sale through July 2025 compared to 36 days on the market before sale in July 2024, a decrease of 5.6 percent.
The median sales price was up, both for July and year-to-date. The median sales price increased 7.5 percent, from $425,000 in July 2024 to $457,000 in July 2025. Year-to-date, the median sales price was up 4.5 percent, from $402,000 through July 2024 to $420,000 through July 2025. The percent of list price received was down slightly in July, decreasing 0.1 percent from 100.8 percent in July 2024 to 100.7 percent in July 2025. Year-to-date, the percent of list price received is down 0.2 percent, from 100.6 percent through July 2024 to 100.4 percent through July 2025.
The number of units sold has also been on the rise, a trend that's continued throughout the year. Closed sales were up 14.4 percent, from 195 in July 2024 to 223 in July 2025. Year-to-date, closed sales are up 4.6 percent, from 1,092 through July 2024 to 1,142 through July 2025.
Inventory and months of supply were both trending upward in July. The inventory of homes for sale was up 11.7 percent, from 377 in July 2024 to 421 in July 2025. Months of supply were up 4.2 percent, from 2.4 months of supply in July 2024 to 2.5 months of supply in July 2025.
