New Listings
As you'll see throughout this month's report, many key numbers were on the rise in June 2025 compared to one year ago. This was certainly the case for new listings, which increased from 241 in June 2024 to 321 in June 2025 – an increase of 33.2 percent in new listings compared to last year.
The increase in new listings continues a trend we've seen throughout the year. Year-to-date, there were 1,270 new listings through June 2024 compared to 1,343 new listings through June 2025. That's an increase in new listings of 5.7 percent in the year-to-date data, which shows an increased selection compared to one year ago.
Average Days on Market Before Sale
The average number of days that homes spent on the market before sale was up slightly this month, from 22 days on the market before sale in June 2024 to 25 days on the market before sale in June 2025, an increase of 13.6 percent. The year-to-date data shows a similar increase of 3 days, from 34 days on the market through June 2024 to 37 days on the market through June 2025. That's an increase of 8.8 percent in the year-to-date data.
Median Sales Price & Percent of List Price Received
The median sales price and percent of list price received both looked very similar to where they stood one year ago. The median sales price was $425,250 in June 2024 and $427,250 in June 2025, representing a 0.5% increase. Percent of list price received was down 0.9 percent, from 101.9 percent in June 2024 to 101 percent in June 2025.
Year-to-date, the median sales price in Livingston County is up 4.2 percent, from $398,200 through June 2024 to $415,000 through June 2025. Percent of list price received is down 0.3 percent, from 100.6 percent through June 2024 to 100.3 percent through June 2025.
Number of Units Sold
The number of closed residential sales in Livingston County was also on the rise this month, from 201 homes sold in June 2024 to 202 homes sold in June 2025, an increase of 0.5 percent. Year-to-date, closed sales are up 1.6 percent, from 967 sales through June 2024 to 1,006 sales through June 2025.
Inventory & Months of Supply
With an increase in new listings, the inventory of homes for sale also rose substantially. Inventory of homes for sale was up 14.6 percent, from 342 homes in June 2024 to 392 homes in June 2025. Months of supply rose from 2.2 months in June 2024 to 2.3 months in June 2025, an increase of 4.5 percent.
