New Listings
If you're hoping to find a larger selection of homes than what's been available in the recent past, the latest data on new listings will be good news for you. There were 305 new residential listings in Livingston County during May 2025, compared to 287 new residential listings in May 2024. That's a 6.3 percent increase in new listings, compared to one year ago. Year-to-date, new listings are down slightly from 1,029 new listings through May 2024 to 1,022 new listings through May 2025, a year-to-date decrease in new listings of 0.7 percent.
Average Days on Market Before Sale
With an increased selection of homes available, homes are also spending more average days on the market before sale than one year ago. Homes spent an average of 33 days on the market before sale in May 2025, compared to 23 days in May 2024. That marks an increase of 43.5 percent, compared to one year ago. Year-to-date, homes have spent an average of 40 days on the market before sale through May 2025, compared to 38 days through May 2024, an increase of 5.3 percent in days spent on the market before sale.
Median Sales Price & Percent of List Price Received
Both the median sales price and percent of list price received trended in positive directions this May. Median sales price was up 11.6 percent, from $395,000 in May 2024 to $440,800 in May 2025. Year-to-date, the median sales price was up 5.6 percent, from $390,000 through May 2024 to $412,000 through May 2025.
The percent of list price received was up 0.3 percent, from 100.9 percent in May 2024 to 101.2 percent in May 2025. The year-to-date data on percent of list price received is down very slightly, from 100.2 percent through May 2024 to 100.1 percent through May 2025.
Number of Units Sold
Closed sales were down slightly in May, but are still trending ahead of last year when looking at data for the full year. There were 168 closed sales in May 2025 compared to 195 closed sales in May 2024, a decrease of 13.8 percent. Year-to-date, there were 701 closed sales through May 2025 compared to 696 closed sales through May 2024, a year-over-year increase of 0.7 percent.
Inventory & Months of Supply
Inventory and months of supply were both up compared to one year ago. Inventory rose from 330 units in May 2024 to 360 units in May 2025, an increase of 9.1 percent. Months of supply increased by 4.8 percent, from 2.1 months in May 2024 to 2.2 months in May 2025.
