New Listings
Overall, April 2025 saw slightly less activity across the board than April 2024, and this includes the number of new residential listings. There were 244 new listings in April 2025 compared to 264 listings in April 2024, which equals a decrease of 7.6 percent compared to one year ago. New listings were also down slightly in the year-to-date data, decreasing by 3.8 percent from 742 new listings through April 2024 to 714 new listings through April 2025.
Average Days on Market Before Sale
The average number of days that homes spent on the market before sale was up in the most recent data, from 24 days on the market in April 2024 to 34 days on the market in April 2025. That marks an increase of 41.7 percent in days on the market before sale, compared to last year. Year-to-date, the data looks much the same as last year. Homes spent an average of 44 days on the market before sale through April 2024, compared to 43 days through April 2025, a decrease in days on the market before sale of 2.3 percent.
Median Sales Price & Percent of List Price Received
The median sales price nearly held steady year-over-year, decreasing by 0.5 percent from $417,000 in April 2024 to $415,000 in April 2025. The same largely held true for percent of list price received. Homes received an average of 100.6 percent of list price in April 2025 compared to 100.7 percent of list price in April 2024, a decrease of 0.1 percent.
Year-to-date, the median sales price is up 6.5 percent, increasing from $385,000 through April 2024 to $410,000 through April 2025. The percent of list price received is down 0.2 percent in the year-to-date data, from 100 percent through April 2024 to 99.8 percent through April 2025.
Number of Units Sold
Overall, closed sales were down in April 2025 compared to last year. Closed sales decreased by 16.0 percent, from 169 sales in April 2024 to 142 sales in April 2025. However, closed sales are still up in the year-to-date data. Closed sales increased by 4.2 percent year-to-date, from 501 sales through April 2024 to 522 sales through April 2025.
Inventory & Months of Supply
Both inventory and months of supply were down slightly in the most recent data. Inventory decreased by 7.4 percent, from 298 homes for sale in April 2024 to 276 homes for sale in April 2025. Months of supply decreased by 10.5 percent, from 1.9 months in April 2024 to 1.7 months in April 2025.
