  • New Listings
    The number of new residential listings in Livingston County decreased from 146 in February 2024 to 136 in February 2025, a decrease in new listings of 6.8 percent. Now that we have multiple months of data, we'll dive into the year-to-date data once again, as well. There were 291 new listings through February 2025, an increase of 6.6 percent compared to last year when there were 273 listings through February 2024. So, while the number of new listings was down slightly this month, it has still increased overall through the start of 2025.

  • Average Days on Market Before Sale
    As with the number of new listings, we see a contrast between the data for this month and the year-to-date data compared to last year. Homes spent an average of 48 days on the market before sale in February 2025, an increase of 17.1 percent from February 2024, when homes spent an average of 41 days on the market before sale. However, homes have spent an average of 21.2 percent fewer days on the market through February this year, decreasing from 66 days through February 2024 to 52 days in February 2025.

  • Median Sales Price & Percent of List Price Received
    The median sales price has been on the rise, both for this month and for 2025 overall. The median sales price in February 2025 was $400,000, a 9.0 percent increased compared to February 2024 when the median sales price was $367,000. The median sales price is up 7.3 percent year-to-date, from $375,000 through February 2024 to $402,500 through February 2025.

    Homes received an average of 99.6 percent of their list price in February 2025 compared to 98.4 percent of list price in February 2024, an increase of 1.2 percent. Year-to-date, homes received an average of 99.1 percent of their list price through February 2025 compared to 99.0 through February 2024, an increase of 0.1 percent.

  • Number of Units Sold
    In total, there were 124 closed sales on residential listings in Livingston County during February 2025, an increase of 14.8 percent from February 2024, when there were 108 closed sales. There have been 229 closed sales through February 2025 compared to 205 closed sales through February 2024, an increase in year-to-date sales of 11.7 percent.

  • Inventory & Months of Supply
    The inventory of homes for sale in Livingston County was 237 in February 2025 compared to 227 in February 2024, an increase in inventory of 4.4 percent. Months of supply checked in at 1.4 months for both February 2024 and February 2025, so there was no change in that data when compared to last year.
