A new year brings new opportunities to achieve your Livingston County real estate goals, whether you're shopping for a home during the slower winter season or gearing up for the nearing start of spring, which is always one of the busiest times of year for real estate. In order to help you progress toward those goals, we delve deep into the data with a monthly review of Livingston County real estate trends. Our real estate agents have the latest data for you in our report on Livingston County Market Activity for February 2025.

  • New Listings
    Overall, most key numbers were on the rise during January 2025. That includes the number of new residential listings in Livingston County, which increased from 127 new listings in January 2024 to 155 new listings in January 2025. That's an increase in new listings of 22 percent compared to one year ago, so buyers can expect a larger selection than you would have had at this point last year.

    Please note that while we normally include year-to-date data when analyzing market activity, that data would be identical in this case because we only have one full month of data for 2025 so far. The year-to-date comparisons will return in next month's post once we have more than one month of data to compare.

  • Average Days on Market Before Sale
    The one number that saw a significant decrease in January 2025 was the average number of days homes spent on the market before sale, which saw a sharp drop compared to one year ago. For January 2025, homes spent an average of 52 days on the market before sale, compared to 96 days on the market before sale in January 2024. That's a decrease of days on market before sale of 45.8 percent, and in this case a decrease is a good thing.

  • Median Sales Price & Percent of List Price Received
    Back to rising numbers, the median sales price for residential listings in Livingston County increased from $379,900 in January 2024 to $406,500 in January 2025. That's an increase of 7.0 percent to the median sales price when compared to last year. Homes received an average of 98.6 percent of the list price in January 2025 compared to 99.6 percent in January 2024, a decrease of 1.0 percent compared to this time last year.

  • Number of Units Sold
    The number of units sold was also up this month, increasing from 97 units sold in January 2024 to 100 units sold in January 2025. That marks a 3.1 percent increase in the number of units sold when compared to last January.

  • Inventory & Months of Supply
    With a higher number of new listings, we've also seen an increase in available inventory for January 2025. The inventory of homes for sale in Livingston County increased by 11 percent, from 228 homes for sale in January 2024 to 253 homes for sale in January 2025. Months of supply increased by 7.1 percent, from 1.4 months in January 2024 to 1.5 months in January 2025.
