As you plan ahead to accomplish your real estate goals in 2025, there's still a bit more data left to review from 2024 in order to help you make the most informed decisions. This is a great time to take a closer look at the year-to-date data, as we now have the full 12 months of 2024 to compare to the data from 2023. Average Days on Market Before Sale
Residential listings in Livingston County spent an average of 36 days on the market before sale in December 2024, compared to 41 days in December 2023. Compared to last year, homes spent an average of 12.2 percent fewer days on the market before being sold. Year-to-date, homes spent an average of 35 days on the market before being sold through December 2024 compared to 30 days through December 2023, an increase in days on market of 16.7 percent.
Median Sales Price & Percent of List Price Received
The median sales price was up 0.3 percent, increasing from $390,000 in December 2023 to $391,000 in December 2024. Year-to-date, the median sales price is up 4.4 percent, from $385,000 through December 2023 to $402,000 through December 2024. Percentage of list price received was down 0.1 percent, from 98.8 percent in December 2023 to 98.7 percent in December 2024. Year-to-date, the percentage of list price received is up 0.1 percent, from 100 percent through December 2023 to 100.1 percent through December 2024.
Number of Units Sold
The number of units sold was also on the rise. There were 141 closed sales in December 2024 compared to 135 closed sales in December 2023, an increase of 4.4 percent. A similar trend held true for the year-to-date data, which increased by 3.3 percent from 1,910 closed sales through December 2023 to 1,982 closed sales through December 2024.
Inventory & Months of Supply
If you're shopping for a home, December saw increased inventory compared to one year ago. The inventory of homes for sale was up 9.1 percent, from 254 homes for sale in December 2023 to 277 homes for sale in December 2024. Months of supply increased by 6.3 percent, from 1.6 months in December 2023 to 1.7 months in December 2024.
