Just like last month, the number of new residential listings in Livingston County is trending ahead of where it was one year ago. There were 182 new listings in November 2024, compared to 172 new listings in November 2023. That's an increase of 5.8 percent in new listings compared to this time last year. The year-to-date data through November 2024 is also trending ahead of last year. There were 2,539 new listings through November 2024, compared to 2,364 new listings through November 2023, which equates to a year-to-date increase in new listings of 8.2 percent.
Average Days on Market Before Sale
October saw a significant increase in days on the market before the sale, while November sees those numbers return closer to where they were on year ago. Homes spent an average of 34 days on the market before sale in November 2024, compared to 32 days before sale in November 2023 – which equals a slight increase of 6.3 percent compared to last year. Year-to-date, homes have spent an average of 35 days on the market before sale through November 2024, compared to 29 days through November 2023. Year-to-date, homes have spent an average of 20.7 percent more days on the market than last year.
Median Sales Price & Percent of List Price Received
Sellers will be pleased to learn that both the median sales price and percent of the list price received were up in November 2024. The median sales price for November 2024 was $395,000, a 7.7 percent increase over November 2023, when the median sales price checked in at $366,750. Year-to-date, the median sales price is up 5.2 percent, from $385,000 through November 2023 to $405,000 through November 2024.
Residential listings in Livingston County received 99.6 percent of their list price in November 2024 compared to 98.9 percent in November 2023, an increase of 0.7 percent. Year-to-date, homes received an average of 100.2 percent of their list price through November 2024, a 0.1 percent increase compared to last year when that average checked in at 100.1 percent through November 2023.
Number of Units Sold
There were 145 closed sales on residential listings in November 2024, a 2.0 percent decrease compared to November 2023, when there were 148 closed sales. Sales are still up year-to-date, with a 2.7 percent increase from 1,769 closed sales through November 2023 to 1,817 closed sales through November 2024.
Inventory & Months of Supply
The inventory of homes for sale in Livingston County was down slightly in the latest data, with a 2.5 percent decreased from 361 homes for sale in November 2023 to 352 homes for sale in November 2024. With a decrease in inventory also comes a decrease in months of supply. There were 2.1 months of supply in November 2024 compared to 2.3 months of supply in November 2023, a decrease of 8.7 percent in months of supply year-over-year.
