September 2024 was a busy month for Livingston County real estate, with nearly every data point trending ahead of where it was one year ago. This was true for residential listings, which increased from 224 in September 2023 to 253 in September 2024, an increase of 12.9 percent compared to the previous year. New listings have also been up overall when looking at the year-to-date data. There were 1,971 residential listings through September 2023 compared to 2,111 residential listings through September 2024, which equals an increase of 7.1 percent in new listings year-to-date.
Average Days on Market Before Sale
Overall, homes spent more average days on market before sale this year than they did in September 2023. Homes spent an average of 31 days on the market before sale in September 2024, compared to 23 days on the market before sale in 2023, an increase of 34.8 percent year-over-year. Year-to-date, homes spent an average of 29 days on the market before sale through September 2023, compared to 34 days through September 2024, an increase of 17.2 percent.
Median Sales Price & Percent of List Price Received
The median sales price for residential listings in Livingston County has also been on the rise in 2024, and that trend continued in September. The median sales price was $387,500 in September 2024, compared to $385,000 in September 2023, an increase of 0.6 percent. The median sales price is also up 2.6 percent year-to-date, increasing from $389,900 through September 2023 to $400,000 in September 2024.
Homes received an average of 99.9 percent of the list price in September 2024 compared to 100 percent in September 2023, a decrease of 0.1 percent. Year-to-date, homes received an average of 100.4 percent of the list price through September 2024 compared to 100.3 percent through September 2023, an increase of 0.1 percent.
Number of Units Sold
The number of units sold showed an increase for September 2024 while still being slightly behind 2023 when looking at the year overall. There were 171 units sold in September 2024 compared to 170 units sold in September 2023, an increase of 0.6 percent. There were 1,458 units sold through September 2024 compared to 1,459 through September 2023, a year-to-date decrease of 0.1 percent.
Inventory & Months of Supply
The inventory of homes available for sale has increased slightly compared to last year but is still quite close to what we saw one year ago at this time. Inventory of homes for sale checked in at 404 in September 2024 compared to 402 in September 2023, an increase of 0.5 percent. Months of supply remained static at 2.5 months in September 2023 and 2024.
