Market Activity

Are you planning to buy or sell a home in Livingston County this spring? One way to gain an edge over the competition during a busy season for real estate is to stay up to date on the latest market trends. The data can help you make more informed decisions and identify opportunities that others might miss. Our real estate agents have all of the latest details for you in our report on Livingston County Market Activity for April 2024.

  • Active Listings
Overall, there were 255 active listings in Livingston County during March 2024, which is right in line with the trends over the last year. That total of 255 active listings is a 7 percent decrease when compared to the March 2023, but also an 8 percent increase when compared to February 2024. March is the start of spring, so it's no surprise that the numbers are on the rise when compared to the previous month. Whether you're buying or selling, this time of year typically means more opportunity but also more competition.

  • Median Listing Price
The median listing price for homes in Livingston County checked in at $479,000 in March 2024, representing a significant increase in median listing price compared to one year ago. In March 2023, the median listing price was $419,000. However, the median listing price held steady in more recent data, standing at $479,000 in February 2024, as well.

  • Average Days on the Market Before Being Sold
The average number of days that homes spent on the market before being sold has seen a substantial change over the last year, and it's one that will likely be music to the ears of sellers. In March 2023, homes spent an average of 35 days on the market before being sold. In March 2024, that number was all the way down to 23 days. That's a 34 percent decrease in days spent on market before being sold over the last year.

  • Median Sales Price
The median sales price has remained quite steady over the last year, with only slight fluctuations. In March 2024, the median sales price was $350,000. Compare that to the median sales price of $346,000 in February 2024, and the median sales price of $351,000 in March 2023. That's a slight increase over the previous month, but almost exactly the same as one year ago.

  • Number of Units Sold
In March 2024, there were 112 units sold in Livingston County, which is in line with the data from February 2024 but does mark a decrease compared to March 2023. There were 108 units sold in February 2024 and 166 units sold in March 2023. That marks a decrease of 32 percent in units sold compared to the previous year and a 3 percent increase in units sold compared to the previous month.
