March UpdateAre you ready for the start of spring? With so many people planning to buy or sell homes this time of year, preparation is key if you're planning to enter the market yourself.   • Active Listings
    In total, there were 229 active listings in Livingston County during February 2024, which equates to a decrease of 16 percent when compared to February 2023. The more recent trend, however, actually held steady. Compared to January 2024, there was no change in the number of active listings in Livingston County. As you'll see in the data below, this doesn't mean that homes weren't selling in February. It simply means that new listings emerged about as fast as existing ones were sold. February is also the last month before the official start of spring, which is often the busiest season of the year for real estate.

  • Median Listing Price
    Overall, the median listing price in Livingston County is on the rise compared to both the previous month and the previous year. The median listing price in February 2024 was $479,000. That marks an increase over the January 2024 median listing price of $460,000 and the February 2023 median listing price of $410,000.

  • Average Days on Market Before Being Sold
    Compared to last year, we saw a slight increase in the number of days that homes spent on the market before being sold. In February 2024, homes in Livingston County spent an average of 40 days on the market before being sold. Compare that to February 2023, when homes spent an average of 37 days on the market before being sold. By percentage, homes spent an average of 8 percent longer on the market before being sold in February 2024.

  • Median Sales Price
    While the median listing price has risen, the median sales price has actually been trending slowly in the other direction over the last year. In February 2024, the median listing price in Livingston County was $345,000. That's a decrease compared to the median sales price of $350,000 in January 2024 and the median sales price of $355,000 in February 2023.

  • Number of Units Sold
    February 2024 saw fewer homes sold than this time one year ago, but also a substantial increase in units sold compared to the previous month. There were 101 units sold in Livingston County during February 2024, compared to 131 units sold in February 2023 and 79 units sold in January 2024. That's a 22 percent decrease in units sold compared to the previous year, but also a 27 percent increase in units sold compared to the previous month.
