It's almost time to ring in 2024, and perhaps your New Year's resolutions include buying or selling a home in Livingston County during the coming year. While some buyers and sellers take a break around the holidays, those who remain are often very motivated. In order to maximize your return on investment during the winter, it's important to be aware of the recent market trends. Our real estate agents have all of the latest trends for you in our report on Livingston County Market Activity for December 2023.

  • Active Listings
    With 332 active listings during November 2023, the number of active listings in Livingston County decreased when compared to the previous month, as well as the previous year. Active listings were down 19 percent when compared with the data from November 2022, and down 7 percent when compared to October 2023. The decrease in active listings may indicate that buyers will have fewer options to choose from but is also a fairly common annual occurrence around the start of the holiday season.

  • Median Listing Price
    The median listing price for Livingston County properties continues to vary from month to month, rising and falling but still staying within the same general window. The median listing price for Livingston County properties in November 2023 was $438,000. That's an increase over the November 2022 median listing price of $409,000 and a decrease from the October 2023 median listing price of $459,000.

  • Average Days on Market Before Sale
    During November 2023, the average number of days that homes spent on the market before being sold was 32 days, which lines up quite well with the data from one year ago. In November 2022, the average days spent on the market was 31 days, so this year's data marks a slight, 3 percent increase in days on the market compared to the prior year. This could be a sign of slightly slower inventory turnover, although the data for both years is very similar.

  • Median Sales Price
    Just like with the median listing price, the median sales price for Livingston County properties has fluctuated somewhat over the last year. The median sales price for November 2023 checked in at $349,000. That marks a slight increase compared to November 2022 when the median sales price was $347,000, and a decrease compared to October 2023 when the median sales price was $365,000.

  • Number of Units Sold
    This month, the number of units sold is remarkably similar when compared to both the previous month and the previous year. There were a total of 163 units sold in November 2023, which is the exact same number of units sold in Livingston County as we saw in November 2022. There were 175 properties sold in October 2023, which equates to a 6 percent decrease in units sold month-over-month.
