October Livingston County

Planning to do a little house hunting in between visiting the pumpkin patch or getting a head start on your holiday shopping this fall? Whether you're buying or selling, one way to give yourself an edge is to stay up to date on the latest market trends. What you learn can answer key questions, help you understand the market, and even help you identify opportunities others might miss. Our real estate agents have the latest data in our report on Livingston County Market Activity for October 2023.

  • Active Listings
During September 2023, there were 382 active listings in Livingston County, a decrease compared to one year ago but an increase compared to the most recent monthly data. Active listings in Livingston County were down 19 percent compared to September 2022, but up 6 percent compared to August 2023. The increase month-over-month means that buyers may have a larger number of homes to choose from at this time when compared to the final months of summer.

  • Median Listing Price
After a recent rise, the median listing price for Livingston County properties has decreased slightly in the latest data. The median listing price for September 2023 was $449,000. Compare that to a median listing price of $459,000 in August 2023, and a median listing price of $415,000 in September 2022.

  • Average Days on Market Before Being Sold
Compared to last year, the average number of days that homes spent on the market before being sold has been on the rise, a trend that continued in September. Homes spent an average of 35 days on the market before being sold in September 2023, compared to 27 days on the market in September 2022. That marks an increase of 29 percent in days on market, and a sign that inventory turnover may be a bit slower than this time last year.

  • Median Sales Price
Like the median listing price, the median sales price in Livingston County declined slightly in September 2023, checking in at $370,000. Compare that to the median sales price of $375,000 for August 2023, and the median sales price of $350,000 for September 2022.

  • Number of Units Sold
Overall, there were 171 units sold in Livingston County during September 2023, a decrease compared to both the previous month and the previous year. There were 197 units sold in August 2023, and 262 units sold in September 2022. That marks a decrease in units sold of 34 percent compared to the previous year, and a decrease of 13 percent compared to the previous month.
