Market Activity

The kids have headed back to school, the crisp, comfortable fall weather is around the corner, and this is a great time of year to take the next steps toward your real estate goals if you've been waiting out the typically busy summer market. If buying or selling a home is at the forefront of your mind this fall, then it's important to be prepared by brushing up on the latest data and market trends. Our real estate agents are here to update you on the latest details with our report on Livingston County Market Activity for September 2023.

  • Active Listings
Overall, there were 348 active listings in Livingston County during August 2023, which marks a substantial decrease compared to one year ago but also an increase compared to the most recent data from July 2023. The number of active listings decreased by 26 percent when compared to August 2022 but rose 7 percent compared to July 2023. The recent increase in active listings indicates that buyers are likely to have more options as you peruse the Livingston County real estate market this fall.

  • Median Listing Price
The median listing price for Livingston County properties in August 2023 was $459,000, which continues a trend of increasing median listing price that we've seen for most of the last year. Compare the most recent median listing price to the median listing price of $445,000 for July 2023 and the median listing price of $432,000 for August 2022.

  • Average Days on Market Before Sale
In recent months, we've seen an increase in the average number of days that homes spent on the market before sale when compared to the previous year, but that trend leveled out in August 2023. Homes spent an average of 22 days on the market before being sold in August 2023 and spent the exact same average of 22 days on the market before sale during August 2022, as well.

  • Median Sales Price
Quite similar to the median listing price, the median sales price for Livingston County properties has trended upward in recent months, although it has leveled out as well as we reach the end of summer 2023. The median sales price in Livingston County for August 2023 was $375,000, with no change from July 2023 when the median sales price checked in at the same number. However, it does mark an increase compared to August 2022, when the median sales price was $355,000.

  • Number of Units Sold
The number of units sold in Livingston County has decreased since this time last year, with a total of 184 units sold in August 2023. That marks a 36 percent decrease compared to August 2022, when 290 units were sold, and a 17 percent decrease compared to July 2023, when 223 units were sold in Livingston County. A decrease in the number of units sold can create an advantageous situation for buyers during negotiations for a home.
