August Market Activity

Is buying or selling a home in Livingston County at the top of your to-do list as we turn our attention from summer to fall? Then now is the time to start planning and equipping yourself with the data that you need to make informed decisions. As always, we'll be taking a look at the latest trends in the Livingston County real estate market and providing data that can help you accomplish your goals. Our real estate agents have all of the latest details in our Livingston County Market Activity Report for August 2023.

  • Active Listings
    In total, there were 320 active listings in Livingston County during July 2023, which is in line with recent trends but also marks a substantial decrease in active listings compared to the previous year. Active listings were down by 34 percent when compared to July 2022 but did not change compared to June 2023, when there were also 320 active listings. A decrease in the number of active listings can be a sign that buyers will have fewer options to choose from and that sellers may see somewhat less competition from other homes entering the market.

  • Median Listing Price
    Like with the number of active listings, the median listing price has been quite consistent in recent months while showing a more significant rise when compared to the previous year. The median listing price for July 2023 was $449,000, compared to a median listing price of $450,000 in June 2023 and a median listing price of $424,000 in July 2022.

  • Average Days on Market Before Sale
    Properties in Livingston County spent an average of 21 days on the market before being sold in July 2023, which continues an increase in days spent on the market that has been occurring this year. In July 2022, properties spent an average of 18 days on the market before being sold. In total, that's a 16 percent increase in average days on the market in July 2023 when compared to July 2022.

  • Median Sales Price
    The median sales price has fluctuated more than the median listing price over the last year, a trend that continued in July 2023. The median sales price in Livingston County for July 2023 was $375,000. That's a decrease compared to June 2023, when the median sales price was $399,000, but also an increase compared to July 2022, when the median sales price checked in at $355,000.

  • Number of Units Sold
    The number of units sold in Livingston County declined slightly month-to-month, with 212 units sold in July 2023. That marks a very marginal decrease compared to June 2023, when 2014 units were sold in Livingston County. It's also a 16 percent decrease when compared to July 2022, when 255 units were sold.
