June Market Activity

Summer is a beautiful time around Livingston County, with wonderful weather, ample outdoor activities, and plenty of places to spend quality time with the family. It's also one of the busiest times of year for real estate, with many people using the summer break as an opportunity to buy or sell a home. If either of those things are in your plans for this summer, then it's important to stay up to date on all of the local real estate trends.   • Active Listings
    Overall, there were 302 active listings in Livingston County during May 2023. This marks a 9 percent decrease compared to May 2022 and an 11 percent increase when compared to April 2023. The recent uptick in active listings suggests that buyers will have more selection to choose from this summer, while sellers might expect increased competition within the market. So if you're interested in purchasing a Livingston County home, summer is a great time to shop with an increased selection.

  • Median Listing Price
    The median listing price for Livingston County properties has remained remarkably consistent in recent months, and this month's median listing price data perfectly matches the data from this time last year, as well. In all three cases – May 2023, April 2023, and May 2022 – the median listing price in Livingston County checked in at $449,000.

  • Average Days on Market Before Sale
    The average number of days spent on the market before being sold has trended upward overall when compared to last year. In May 2023, properties spent an average of 23 days on the market before being sold. In May 2022, properties spent an average of 13 days on the market before being sold. That marks a 73 percent increase in days on the market before sale compared to last year.

  • Median Sales Price
    The median sales price for Livingston County properties is another data point that's remained quite consistent in recent months, and that trend continued in May 2023. The median sales price in May 2023 was $378,000. Compare that to the median sales price of $390,000 in April 2023 and the median sales price of $375,000 in May 2022.

  • Number of Units Sold
    While the number of units sold in Livingston County has generally checked in lower in 2023 than it did in 2022, May saw significant growth on that front. There were 201 units sold in May 2023, compared to 159 units sold in April 2023 and 239 units sold in May 2022. That adds up to a 15 percent decrease in units sold compared to the previous year but also a 26 percent increase in units sold compared to the previous month.
