The weather is pleasant, the sun is shining, and we're officially entering what is usually one of the busiest times of year for real estate transactions in Livingston County. That means more competition for both buyers and sellers, which makes it more important than ever to have a strong background on the latest Livingston County real estate trends – and you can count on our team to help you make informed decisions. Our real estate agents have all of the latest data for you in our Livingston County Market Activity Report for April 2023.

  • Active Listings
    The total number of active listings in Livingston County for March 2023 was 267 listings, which continues a trend of increasing active listings compared to the previous year. Overall, active listings were up by 32 percent compared to one year ago. However, we also see a trend of stability in the recent number of active listings. Compared to February 2023, there was no increase or decrease to the number of active listings in March 2023. Still, with an increase year-over-year, buyers can expect more selection than at this time one year ago.

  • Median Listing Price
    The median listing price in Livingston County has been rising over the course of the last year, and that trend continued in March 2023. The median listing price for March 2023 was $425,000, an increase compared to both the previous month and last year's data. The median listing price for February 2023 was $417,000, while the median listing price in March 2022 checked in at $399,000.

  • Average Days on the Market Before Being Sold
    Overall, properties in Livingston County spent an average of 35 days before being sold in March 2023, which continues an increase in average days on market compared to last year. With properties spending an average of 21 days on the market before being sold in March 2022, the number of days spent on the market was up by 66 percent in March 2023 when compared to the previous year. An increase in days spent on the market can be a sign of slower inventory turnover compared to last year.

  • Median Sales Price
    Unlike the median listing price, the median sales price in Livingston County has actually seen a mild decrease in recent months. In March 2023, the median sales price was $350,000, which marks a slight decrease from February 2023, when the median sales price checked in at $352,000. The March 2023 median sales price is a more substantial decrease from March 2022, when the median sales price was $375,000.

  • Number of Units Sold
    While the number of units sold in Livingston County did see a slight decrease compared to last year, it was also up significantly compared to the previous month. There were 154 units sold in Livingston County in March 2023, compared to 177 units sold in March 2022 and 130 units sold in February 2023. That equates to a 12 percent decrease in the number of units sold compared to the prior year but an 18 percent increase in the number of units sold when compared to the previous month.
