With spring arriving, the number of active listings is likely to soon rise around Livingston County. However, the most recent data shows a slight dip in listings compared to the previous month. There were 273 active listings in Livingston County during February 2023, an 8 percent decrease compared to the previous month. Compared to the previous year, though, active listings saw a significant increase of 57 percent. So if you're shopping for a home in March, you're likely to have more options to choose from than this time a year ago.
Median Listing Price
The median listing price in Livingston County has largely held steady over the past year, a trend that continued during February 2023. The median listing price during February 2023 was $415,000, compared to $410,000 in January 2023 and $419,000 in February 2022. This largely mirrors the trends in median sales price, as you'll see below.
Average Days on Market Before Sale
The average number of days Livingston County properties spent on the market before the sale has been rising in recent months, and that trend continued during February 2023. Properties spent an average of 38 days on the market before being sold in February 2023, an increase of 52 percent compared to February 2022, when properties spent an average of 25 days on the market. This is a trend to keep an eye on since it impacts negotiations for both sides.
Median Sales Price
While there have been some fluctuations from month to month, the median sales price in Livingston County has remained quite steady overall during the last 12 months. The median sales price for Livingston County properties checked in at $355,000 in February 2023, a slight increase over recent data. Compared to the median sales price of $341,000 in January 2023 and $351,000 in February 2022.
Number of Units Sold
There were 127 properties sold in Livingston County during February 2023, which marks a decrease compared to the previous year but a significant increase compared to the previous month. The number of units sold was down 24 percent compared to February 2022, when 168 units were sold, but up by 47 percent compared to January 2023, when 86 homes were sold. So the recent trends in inventory turnover are quite positive, even if they're down a bit from last year.
