    Active listings continue to increase compared to last year's data, though there's also a slight decrease compared to the data from last month. There were 422 active listings in Livingston County during September 2022, which marks a 45 percent increase in active listings compared to September 2021 and a 5 percent decrease when compared to August 2022. The year-over-year increase in active listings is a positive sign for buyers, offering more homes to choose from and potentially a better position to start from in negotiations, as well.

  • Median Listing Price
    The median listing price for Livingston County real estate has risen and fallen frequently this year, a trend that continues with this month's data. The September median listing price of $425,000 represents a decrease compared to August 2022, when the median listing price was $440,000, and an increase compared to September 2021, when the median listing price checked in at $374,000.

  • Average Days Spent on Market
    For the first time in recent months, the average number of days that properties spent on the market before being sold saw a year-over-year increase – although only a slight one. Properties spent an average of 27 days on the market before being sold in September 2022, compared to 26 days on the market in September 2021. That marks a 3 percent increase when comparing this year's data to last year's and a slight decrease in the rate of inventory turnover.

  • Median Sales Price
    Like the median listing price, the median sales price for Livingston County properties has fluctuated over the last year. The median sales price for September 2022 was $350,000, compared to $358,000 in August 2022 and $330,0000 in September 2021.

  • Units Sold
    The number of units sold in Livingston County has decreased steadily over the past year, another sign that buyers may find more advantageous opportunities in the current market than they have in recent months. There were 245 units sold in Livingston County during September 2022, compared to 279 units sold in August 2022 and 304 units sold in September 2021. In total, that represents a 19 percent decrease in units sold compared to the previous year and a 12 percent decrease in units sold compared to the previous month.
