As we turn our attention toward fall, it's well worth taking a look back at the latest Livingston County real estate trends from the last full month of the summer. September 2022 Livingston County Market Activity

  • Active Listings
    There are two sides to the trends on the number of active listings in Livingston County during August 2022. With 437 active listings, the number of active listings increased by 66 percent compared to the previous year. However, the month-over-month active listings saw a slight decrease of 5 percent for the first time in recent months. With active listings still significantly higher than the previous year, this is still a good time to shop for any buyer who wants to maximize their selection of potential homes.

  • Median Listing Price
    After a slight decrease in July, the median listing price for Livingston County real estate once again trended upward in August. Compare the median listing price of $449,000 in August 2022 with the median listing price of $427,000 in July 2022 and $339,000 in August 2021.

  • Average Days Spent on Market
    Even with a substantially larger inventory compared to one year ago, homes are still spending fewer days on the market before being sold than they were last August. In August 2022, homes spent an average number of 23 days on the market before being sold, compared to 24 days on the market in August 2021. While a 4 percent decrease in average days spent on the market isn't large, it's still a positive sign that homes are selling quickly even as inventory rises.

  • Median Sales Price
    The median sales price for Livingston County real estate has seen a slow but steady rise in recent months, from $352,000 in July 2022 to $365,000 in August 2022. Compare the latest data to August 2021, when the median sales price in Livingston County was $350,000.

  • Units Sold
    After a recent month-over-month decrease, the number of units sold in Livingston County is trending upward once again. There were 265 units sold in August 2022, a 6 percent increase compared to July 2022, when 249 units were sold. While the number of units sold increased compared to the previous month, it did decrease by 10 percent compared to August 2021, when 297 units were sold in Livingston County.
