August Market ReportAre you searching for the perfect home in Livingston County as we wrap up the summer, or considering listing your current home for sale? Keeping up with the latest market trends is key to making informed decisions, and our team has a finger on the pulse of the Livingston County market to provide you with the latest data. Our real estate agents have all of the details in our report on Livingston County Market Activity for August 2022.

  • Active Listings
The number of active listings in Livingston County has been trending upward in recent months, and that trend continues in our most recent data. There were 458 active listings in Livingston County during July 2022, a 51 percent increase compared to the previous year and a 12 percent increase compared to the previous month. For buyers searching for a home in the area, an increase in active listings is a great sign that you'll have more options to choose from in Livingston County.

  • Median Listing Price
With the number of active listings trending upward, the median listing price for Livingston County real estate has started to trend in the opposite direction. The median listing price of $432,000 in July 2022 represents a slight decrease over the median listing price of $442,000 in June 2022. However, it's still a significant increase over the July 2021 median listing price of $340,000.

  • Average Days Spent on Market
While inventory is growing, strong demand still means that homes are spending less time on the market than they were one year ago. In July 2022, homes spent an average of 19 days on the market before being sold, a 17 percent decrease compared to July 2021, when homes spent an average of 23 days on the market before finding a buyer. A decrease in average days spent on the market is good news for any seller who's hoping to close the deal quickly.

  • Median Sales Price
The median sales price for Livingston County properties largely remained stable in the most recent data. The median sales price of $356,000 in July 2022 represents a slight decrease compared to June 2022, when the median sales price was $359,000. The July 2022 number is still an increase over July 2021, when the median listing price checked in at $344,000.

  • Units Sold
The number of units sold in Livingston County has trended downward in recent months, from 263 units sold in June 2022 to 230 units sold in July 2022. That represents a 12 percent decrease in units sold compared to the previous month and a 25 percent decrease compared to July 2021, when there were 310 units sold in Livingston County.
