April 2022 Market Activity in Livingston County

  • Active Listings in Livingston County
    After a slight downward trend in recent months, active listings are back on the rise in Livingston County. There were 200 active listings in Livingston County during March 2022, which represents a 19 percent decrease year-over-year but also a 9 percent increase compared to the previous month. An increase in active listings means more options for buyers and is a sign that the market is heating up for spring.

  • Median Listing Price
    The median listing price for properties in Livingston County during March 2022 was $426,000, an increase over March 2021 when the median listing price was $399,000. The March 2022 median listing price also represents a significant decrease compared to February 2022, when the median listing price was $467,000. However, as you'll see when we review the median sales price, a decrease in listing price doesn't necessarily mean a decrease in sales price.

  • Average Days Spent on Market
    Properties spent an average of 24 days on the market during March 2022, compared to 34 days on the market in March 2021. That marks a 29 percent decrease in the time spent on the market compared to the previous year. Fewer days spent on the market indicates that inventory turnover is strong and that the demand for properties in Livingston County remains high.

  • Median Sales Price
    As we hinted at earlier, the median sales price in March 2022 actually increased, despite the decrease in median listing price. The median sales price for March 2022 was $375,000, compared to $350,000 in February 2022 and $310,000 in March 2021. So the median sales price continues to trend upward for Livingston County real estate.

  • Number of Units Sold in Livingston County
    The number of units sold in Livingston County during March 2022 was 174 units, which marks a 17 percent decrease compared to the previous year but a 4 percent increase compared to the previous month. There were 210 units sold during March 2021 and 166 units sold during February 2022.
