Brighton Market Report

Are you ready to start the new year off with all of the latest Livingston County real estate market data and trends? The more you know about the real estate market, the easier it is to accomplish your goals when buying or selling a home. If you're planning on a move in 2022, it's important to stay up to date with the latest local trends.   • Active Listings in Livingston County
    The number of active listings in Livingston County for December 2021 was 209, which marks a slight decrease compared to recent trends. This December, there were 22 percent fewer active listings year-over-year, and 23 percent fewer active listings compared to the previous month. A decrease in active listings may indicate that buyers could have fewer options when shopping and that sellers may find this an advantageous time to make a listing with less competition.

  • Median Listing Price for Livingston County Real Estate
    The median listing price for Livingston County properties was $419,000 in December, which continues the recent trend of rising listing price numbers. Compare that listing price to the December 2020 median listing price of $360,000, and the November 2021 median listing price of $399,000.

  • Average Number of Days Spent on Market
    On average, units in Livingston County spent 33 days on the market in December 2021, a two percent decrease compared to December 2020 when units spent an average of 34 days on the market before being sold. This continues a recent trend of strong inventory turnover and indicates an active real estate market.

  • Median Sales Price for Livingston County Properties
    The median sales price for units in Livingston County during December 2021 checked in at $331,000, which marks a slight decrease compared to November when the median sales price was $335,000. However, the median sales price for this December still shows a substantial year-over-year increase compared to December 2020 when the median sales price was $295,000.

  • Total Number of Units Sold
    Like with the number of active listings, the number of units sold saw a 22 percent year-over-year decrease, with a total of 199 units sold in December 2021. There were 256 units sold in December 2020, and 269 units sold during November 2021. It's not unusual to see the volume of listings and sales dip slightly during the holiday season, so we'll see if these trends continue during next month's Livingston County Market Activity Report.
