    The number of active listings in Livingston County during November was 268, which continues a recent trend of slightly decreasing inventory in the area. The total number of active listings decreased by 19 percent compared to the previous year and decreased by 21 percent compared to October 2021. A decrease in the number of active listings indicates that buyers may have a slightly smaller selection of homes to choose from, while sellers may expect increased competition for the available homes.

  • Median Listing Price
    The median listing price for Livingston County real estate in November was $399,000, which continues a steady increase over the past year. In November of 2020, the median listing price was $359,000, while in October 2021, the median listing price checked in at $394,000. With the slight drop in inventory and the continued demand for homes, it's no surprise that sellers are setting a strong starting point with their listing prices.

  • Average Days Spent on Market
    Livingston County properties spent an average of 28 days on the market in November, which compares favorably to November 2020, when properties spent an average of 45 days on the market. That marks a substantial 37 percent year-over-year decrease in the number of days that properties spent on the market and is a sign that inventory turnover remains strong for Livingston County real estate.

  • Median Sale Price
    During November, the median sale price for Livingston County properties was $329,000, a very slight decrease compared to October 2021, when the median listing price was $330,000. However, the median listing price is still up significantly compared to November 2020, when it checked in at $290,000. With demand high and homes spending less time on the market, the consistent median sale price fits with recent trends.

  • Total Units Sold
    Livingston County saw 252 units sold in November, which marks a slight decrease compared to October when 285 units were sold and compared to November 2020 when 272 units were sold. That's an 11 percent decrease year-over-year in the number of units sold and a 7 percent decrease compared to the previous month.
