September Livingston County Market

  • Active Listings for Livingston County Real Estate
    While the real estate market continues to be hot, the numbers have declined slightly from the peak in mid-2021. There were 362 active listings in Livingston County during August, which represents a 29 percent decrease year-over-year, and an 11 percent decrease compared to the previous month. Buyers may find slightly fewer options when analyzing the market, but the number of homes available is still strong overall.

  • Median Listing Price
    The slight decline in active listings coincides with a continued increase in the median listing price, which has risen slightly compared to the previous month, the median listing price for August 2021 checked in at $387k, compared to $379k in July 2021 and $374k in August of 2020. As you'll soon see, the rise in median listing price is happening simultaneously as a rise in median sale price, which is good news for sellers considering listing a home in Livingston County.

  • Average Days Spent on the Market for Livingston County Properties
    For more evidence that the market is still strong, look no further than the average number of days spent on the market for Livingston County properties. The average number of days on the market for August 2021 was 24 days, compared to 39 days in August 2020. A decrease in the number of days spent on the market is a sign of an active real estate market, with increasing inventory turnover.

  • Median Sale Price
    As we hinted at previously, the median sale price has also continued to rise with a substantial year-over-year increase. The median sale price for Livingston County homes in August 2021 was $350k, which marks an increase over July 2021 when the price was $344k and over August 2020 when the price was $300k.

  • Total Number of Units Sold in Livingston County
    Along with the number of active listings, the total number of units sold decreased slightly in August 2021. There were 257 units sold in Livingston County in August 2021, compared to 308 units sold in July 2021 and 357 units sold in August 2020. That total represents a 10 percent decrease month-over-month and a 22 percent decrease year-over-year.
