Let's review what our researchers discovered over the month of January:

  • Livingston County Active Listings Are Down
    Active home listings were down 9% compared to the previous month, leaving an active inventory of 239 homes on the market. Listings were down 56% in comparison to the same time last year. A smaller selection may make it more challenging for buyers to find exactly the home they want or could indicate the spring market will heat up quickly with many sellers no longer waiting to list.

  • Median Listing Price in Livingston County is Down
    When the number of available listings contracts, it can lead to a corresponding drop in median listing price. This was the case in Livingston County, where the median listing price has declined from $359,000 in December to $341,000. The reduction could be good news for buyers with a variety of budgets.

  • Average Days on Market is Down for Livingston County Homes
    In January 2020, an unusually slow market led to homes spending an average of 62 days on active listings. This is usually a bad sign for sellers, as a home becomes increasingly difficult to sell as it moves towards 90 days on the market. With a brisk trade, the current average is a much more favorable 37 days.

  • Median Sale Price is Lower than Median Listing Price
    A median sale price of $310,000 is an interesting note for potential Livingston County homebuyers. It may mean that the priciest homes in the local inventory are not moving as quickly. It may also indicate motivated sellers have offered concessions or reduced their initial asking price to find common ground with buyers.

  • Number of Units Sold is Down by Month, Up by Year
    Sales in December reached 247, with a slower January performance of 192. However, January sales compare favorably year over year: January 2020 saw 188 sales. Signs are good for a busy February, March, and April in Livingston County. Buyers and sellers should prepare for a fast-moving market in the spring.
