Buying Land Tips

If you can't find a home that has enough of the essentials you're looking for in an area you like, you may want to consider buying land and having your own home built. This lets you build to your specifications, customizing your house to suit your needs and preferences.
  
Our real estate agents recommend knowing the following 5 things when you're thinking about buying land:  

  1. Location is the most important consideration.  
    You've probably heard the old saying that three things matter in real estate: location, location, and location. That's true whether you're buying an existing home or are looking to buy land to build on. Consider what municipality the land is in, as well as its proximity to local amenities like schools, parks, and highways. Finally, look at the lot's precise location. One that backs up to green space and is tucked into a quiet cul-de-sac is more desirable and worth more than one that's situated on a busy road.
      
  2. Be sure to understand any zoning restrictions or other ordinances.  
    Make sure to understand whether the land you might buy has any restrictions on what you can and can't build and where you can build it. For example, the land may have restrictions on whether you can build structures such as sheds and barns. Or it might have boundary setback requirements that dictate how far a structure must be from the lot's boundary. It's also important to know about any proposed zoning changes that could affect the property while realizing these changes may not necessarily occur.
      
  3. Take a walk on the entire property.
    Especially if you're interested in buying a piece of land that's away from your local area, it's important to walk the entire property. Taking a walk over the property will also let you check its topography first-hand and learn whether it's located adjacent to anything problematic, such as run-down homes or a landfill that could bring large trucks past your property and cause a bad odor to permeate the area.
      
  4. Check for any easements on the property. 
    An easement gives someone else the right to use property that they don't own for a specific purpose. For example, an easement could allow others to access your lot to reach another lot, so they would be able to legally cut through your property. This could have a negative effect on your privacy as well as your ability to enjoy your land and use it as you had envisioned.
      
  5. Research your available utilities.   
    Find out how you'll receive essential services such as water, sewer, electricity, and Internet. The more rural the area, the more likely it is that hooking up to municipal services could be expensive. It's important to know what you'll have access to and what it will cost before you make an offer to buy the land.
