Baseboard Maintenance

Baseboards aren't usually what makes or breaks a house sale but chipped or scuffed baseboards make the whole home look slightly more weathered. Just like the walls that are perched above them, some cleaning and a fresh coat of paint can make them look brand new. All it takes is some time and elbow grease. Applying new caulk can help seal out drafts and take your DIY project from humble to stylish. Our real estate agents know that a well cared for home is one where the less obvious parts are shown as much attention as the showpieces. Give some attention to the baseboards in your home with these simple tricks.

  1. Examine the Baseboards
Clean your baseboards with a soft cloth and a cleaning solution appropriate to the material. Baseboards often get dusty and grimy, and you won't be able to assess them properly if they're dirty. Once the dust clears, make a note of scuffs, cracking caulk, gouges, and other flaws. This will help you determine the materials you'll need for repairs. If any baseboards are coming loose, note the measurements and materials of the loose boards, so you can replace them if needed. Use a paint shade matching app to help you pick the perfect paint for touching up.

  2. Clear Them Up
Remove flaking paint gently with a putty knife to assist with touch-ups. If you have a home more than 40 years old, contact a professional to address potential health hazards. Remove cracked and chipped caulk. Chemical caulk removers are available, but ensure that the remover is appropriate for the baseboard material.

  3. Patch Where Needed
Use wood filler or spackling paste to fill in gouges. Both come in different forms and colors, making it easier to select one that blends in with your material. If you're working on a wet day, consider a spackling paste that changes color when dry. Once the wood filler or spackling paste is dry, lightly sand the patched areas. If you have to replace a baseboard, do it at this time.

  4. Filling In
If you've ever replaced the caulk in your bathroom, it's a very similar process for baseboards. Painter's tape will help keep your lines neat. Work a few feet at a time, as any corrections can be done quickly and neatly. If you need to touch up only a few spots with paint, you can take care of that while the caulk dries. If you're changing the color of your baseboards completely, wait until the caulk is fully dry.

Touching up your baseboards is a perfect project for a weekend indoors and is one of those details that discerning home buyers appreciate. Looking for more tips as you get ready to list your home for sale in Livingston County? Contact us today with any questions you have.
