November Market Activity

Current Market Activity in Livingston County

Though we may be deep into the school year and Q4 of the fiscal year, there's still plenty of time to close on a real estate transaction before the end of the year. The pandemic is still present in our everyday lives, but the real estate industry is ready to combat these challenges. During October, the team at Griffith Realty is pleased to relate the latest Livingston County housing market trends:

  • The number of active listing was 388, which was a decrease of 52 percent annually and down 13 percent from the previous month.

  • The median listing price for a home in Livingston County was $377,000, which is an increase from $331,000 in Oct 2019 and $369 in September of 2020.

  • The average number of days homes sat on the market in Livingston stayed constant from the previous month at 36 days.

  • The median sale price for homes in Livingston County was $310,000, which is an increase from $300,000 in September of 2020 and $274,000 from October of 2019.

  • The total number of units sold was 294. Although this was a 13 percent decrease from 341 month over month, it was an 11 percent increase year over year, rising from 264.

The decrease in active listings may indicate that buyers and sellers have spent the last few months achieving their real estate goals, leaving the market with fewer homes available. We were pleased to see an increase in the median listing price and the median sales price. This indicates that both buyers and sellers seem to be agreeing to terms that are financially beneficial for both parties. The average number of days on the market did not change from the previous month, and the total number of units sold saw a small decrease from September 2020. These facts may mean that some buyers and sellers are putting their real estate goals on hold as the year gets busier.
