During September, Griffith Realty happily reports the following housing market trends in Livingston County:

  • The number of active listings was 436, a decrease of 47 percent from 2019, and 15 percent from the prior month.

  • The median listing price throughout September 2020 was $375,000. In September of 2019, the median listing price was $327,000, while the median listing price in August of 2020 was $372,000.

  • The average number of days these homes sat on the market in September of 2020 was 37. This is a five percent decrease from an average of 39 days in September of 2019.

  • The median sale price of homes listed in September of 2020 was $299,00. In September of 2019, it was $276,000 and was $300,000 in August of 2020.

  • The number of units sold in September of 2020 saw an increase of 22 percent from September of 2019, moving from 257 to 316. However, it did decrease by 10 percent from August 2020's amount of 354.

What does this data mean for those buying or selling residential real estate in Livingston County? The decrease in active listings may suggest that buyers jumped at the chance to own a home that meets their new lifestyle needs. An increase in median listing price from month to month and year over and the steady average sale price of homes from August to September may suggest that sellers and buyers can comfortably agree to term which financially benefit both parties. The decrease in the average number of days on the market, coupled with the year-over-year increase in the number of units sold, may suggest that buyers are quickly making an offer regardless of how the pandemic impacts the area.
