Staging Mistakes

Need to sell your home as quickly as possible? Make sure that you take the time to stage your rooms and various spaces so that they better appeal to potential buyers.

After all, research indicates that staged homes sell 73 percent faster than properties that aren't staged.

To get the maximum benefits from your home staging, it's essential to know what pitfalls to avoid while preparing your home. Here are a few staging mistakes we've seen and how to avoid them.

  1. Neglecting to Add Character to Your Home
It's a misconception that the furniture and decorative items have to adhere to a neutral palette. While you don't want to deck your house out in furnishings that are highly personalized, there's nothing wrong with using items that boast bold hues or vivid patterns. Utilizing different hues and patterns adds visual contrast to the space. This will help the room pop and put its best foot forward with prospective buyers. Remember, home staging is about defining the various spaces in your home so that potential buyers can better envision themselves living in your home. It doesn't have to follow the latest decor trends to be successful.
  1. Blocking Out a Room's Natural Light
Natural light is one of the most effective additions to help any room look better. Remove any heavy or dark-colored window treatments and replace them with transparent or light-colored curtains that give the space a light, airy feel. Or, opt for light-colored blinds that you can open to allow for maximum light in the room.
  1. Resting Furniture Against Your Walls
Avoid pushing all of your furniture up against the walls. This might feel like it makes your home look larger, but it can actually make the space appear cramped and crowded. Try to put 2-3 feet between the wall and the closest item of furniture to give the room a more open feeling. This trick will also prevent your furniture from blocking the natural lighting from your windows.
  1. Having Too Much or Too Large Furniture in the Room
It's tempting to believe that having a lot of furniture in a room will show potential buyers how large the space is. Unfortunately, too much furniture will actually make the room look smaller and potentially impede the flow of traffic. Make sure that your furniture is arranged in a manner that provides spacious walkways for buyers to walk around the space.
  1. Forgetting to Stage Your Home's Outside Areas
Our real estate agents know that picturesque outside areas can be a strong selling point. Conversely, neglected outside spaces can also serve as a deterrent to would-be buyers. If your outside areas aren't well-maintained, buyers may wonder what other areas you're overlooking. Start by making sure that your lawn is mowed and that any overgrown vegetation is trimmed back. Pull any weeds, and stow any toys or yard equipment out of sight. Define outside gathering areas with a conversation set or outdoor lounge furniture. You might also add some type of outdoor lighting, such as string lights or lanterns, to add ambiance.
