Livingston County Home

Livingston County is known far and wide for its dozens of beautiful lakes.

Many of the lakes are medium to large, making them perfect for a wide range of water sports. Each one is unique in terms of what it offers: Amenities, weather, the local fish stock, and more combine to create fun and exciting experiences for visitors.  These all-sports lakes attract sightseers – and home buyers – from far and wide.

If you're dreaming of a waterfront property all your own, our REALTORS® are ready to lend a hand with five tips for buying a lakefront home:

  1. Get Familiar With the Lake First
Although virtually any lake looks beautiful in the right lighting, it's important to be very sure you choose the right one for you. Look at issues like water quality, the nearby pests, and whether the fishing stock meets your expectations. Also ask around to learn what types of tourists your particular lake attracts. All of this helps you to avoid surprises in the future.

  2. Evaluate the Local Association
Lakefront properties are usually under the jurisdiction of a local lake association. This group acts something like an HOA and pools resources to maintain the lake, its beaches, and surrounding areas. Fees, rules, and maintenance requirements for homeowners vary a great deal. It's best to talk to the association and also get the "real story" directly from a lake resident.

  3. Consider Extra Expenses
A well-maintained lakefront property has a tendency to appreciate in value more quickly than a land-locked property of similar size. That said, there's also more work involved in keeping your home shipshape. Septic systems are much more complex, and average insurance and property taxes tend to be higher. It's useful to get an accounting of these costs before moving forward.

  4. Inspect and Walk the Property Carefully
A home inspection is an absolute must when it comes to a lakefront property – especially if it is being sold as-is. A local home inspector with plenty of insight in lakefront homes should be on hand to check everything from top to bottom. Particular areas of interest include the foundation, which can erode more easily in waterfront areas, and attics. Watch out for mold and mildew.

  5. Select the Right Real Estate Agent
When it comes to Livingston County homes, lakefront properties are some of the most desirable. Long-term residents and newcomers both strive to find themselves living beside one of the region's tranquil lakes – and prices often reflect the unique value these homes offer.

Buying and maintaining one is simply different from your average land-locked home. With that in mind, your best bet is to consult a real estate agent with experience in lakefront properties.
