Sometimes the housing market favors buyers, and sometimes if favors sellers. The only certainty is that no matter who the market is leaning toward today, it's bound to change.

  1. Be Ready to Make Your Best Offer
    The desire to get as much as possible for very little money is ingrained in just about everybody, but a seller's market is no time to make lowball offers. Starting with a low offer can be a good strategy in a buyer's market when there's lots of available inventory, but when the tables are turned in favor of the seller, it's important to be prepared to make a solid offer.

  2. Don't Overpay
    Of course, it's crucial that you don't feel so much pressure that you end up overpaying. It can be a bit of a balancing act, but remember that just because it's a seller's market doesn't mean you have to pay more than a house is worth. Be patient and find a home that offers everything you need at a price point that makes sense. Never allow yourself to be pressured into making an offer on a house that isn't right for you.

  3. Get Pre-approved for a Loan
    It's important to have your finances sorted out before you even begin looking at homes. And once you know your credit score and get all your paperwork organized, it's time to get pre-approved for a home loan. Pre-approval from a reputable lander will let you know how much you can afford to pay for a home and, just as importantly, lets the seller know that you're serious about becoming a homeowner.

  4. Move Quickly to View Homes
    In a seller's market, homes often seem to get snapped up almost as quickly as they are listed, so don't waste time. Browse listings frequently – both online and in local papers – and when you see a home that catches you're eye, go check it out as soon as possible. You can even plan a route to check out lots of homes in a single day. Just don't put it off, or another buyer could easily beat you to your dream house.
